Foreigners can obtain mortgages in Slovakia. The bank evaluates more than just the property’s price. Factors such as income, income stability, place of residence, citizenship, financial obligations, and the amount of personal funds all play a role. It’s a good idea to determine your budget and the banks’ requirements in advance. This helps you choose a property without taking on unnecessary risks.

Can Foreigners Get a Mortgage in Slovakia? 

Foreigners can apply for a Slovakia mortgage to purchase a home. Each bank sets its own terms and conditions. The government portal notes that interest rates and rules vary, so it’s worth comparing offers in advance. For foreigners, residency status and source of income are important factors.

When reviewing an application, the bank assesses the customer’s ability to service the debt. The National Bank has established the following limits: the debt-to-income (DTI) ratio is capped at 8 times annual income, and monthly loan payments may not exceed 60% of household income, taking adjustments into account. Even with a sufficient down payment, the bank analyzes the borrower’s overall financial profile.

Mortgage Application Quick Guide

It’s best to start the process before signing the contract. First, you determine your budget and obtain a preliminary credit assessment. Then, you compare offers from banks, prepare income documentation, and select a property that meets the lender’s requirements.

Once the property has been selected, the bank conducts an appraisal and reviews the application. Upon approval, the loan and purchase documents are signed. The transfer of ownership is formalized through the cadastre. The buyer becomes the owner after registration in the Real Estate Cadastre.

Registration timelines:

  • up to 30 days for the standard procedure;
  • up to 20 days with a notarial deed or attorney authorization; 
  • up to 15 days for an expedited procedure with an additional fee

These timelines refer to cadastral registration, not the entire process of obtaining a loan.
