Obtaining a mortgage depends on the applicant’s down payment, verified income, and current debt burden. Banks take into account the market price of the property, the level of regular income, basic living expenses, existing loans, and the number of dependents.

Down Payment - How Much Money Do You Need?

When applying for a Slovakia mortgage, the amount of the buyer’s equity plays a key role. Please note:

  1. Standard coverage is up to 80% of the property's appraised value.
  2. The required down payment is at least 20%.
  3. A limited quota allows you to obtain financing for up to 90% of the home's value.

The bank's appraisal may be lower than the market price, so the buyer covers the difference. Additional costs include transaction processing fees, appraisal fees, insurance, and notary fees.

Income Requirements and Mortgage Affordability

The bank approves a mortgage if the applicant has a stable, officially verified income. Financial institutions accept contractual salaries, business income, and social benefits. Solvency is verified through employer statements, tax returns, and bank statements.

The country’s central bank sets a limit on the maximum debt burden. The DSTI ratio ensures the borrower has a minimum subsistence income and caps payments at 60 percent of the remaining balance. Calculations take into account potential interest rate increases and existing loans. The DTI ratio limits total debt to eight times the family’s annual income. For customers over forty years of age, this limit is gradually reduced.

Foreign workers must verify the legality of their income and the stability of their employment. Income earned in foreign currency or outside the country requires separate verification. The bank reserves the right to make an individual assessment based on the borrower’s residency status and employment contract.

Preparing for a transaction requires a thorough review of current debts and the collection of supporting documents. Comparing offers from different banks helps you choose the best interest rate and loan term. The final loan amount depends on the property’s value and the customer’s financial situation.
