We present a four-room family house located in the picturesque and quiet area of Neštich in Svätý Jur, at the foothills of the Small Carpathians. This is a place where the morning silence of the forest is complemented by quick access to the center of Bratislava (15-20 minutes).
The house underwent extensive reconstruction between 2024 and 2026, during which all major and costly works were completed, ensuring comfort and quality of living for decades to come. Specifically, ICYNENE Canadian foam insulation (26 cm) was installed on the roof, plasterboard structures and roof windows were updated. The facade was renovated and insulated using the Baumit system.
The heating system includes a PROTHERM RAY 9KE electric boiler with a TÚV FE 120 BM hot water tank, underfloor heating in the bathrooms (from residual radiator heat), and radiators in all other rooms. The radiators are also prepared for connection to a heat pump, which will allow for reduced operating costs in the future. Water and electrical networks have been completely replaced with a corresponding revision report, and preparation for the installation of three air conditioners has been made. Hydro-insulation of the entire ground floor has been carried out, new concrete screeds and thermal insulation of the floors have been laid. Inside the house, there are new plasters, windows, and a new staircase.
Outside, new parking spaces, a retaining wall, and a bridge over the stream have been arranged. The house has been approved for occupancy.
Currently, the house is ready for final finishing: flooring, kitchen installation, tiling, sanitary ware, and painting. This provides future owners with a unique opportunity to create their dream interior without the need for demolition and messy work. If necessary, we can assist with the completion of the finishing work.
The layout of the house includes two residential floors and a basement. On the ground floor, there is a living room with a kitchen, a separate room, and a bathroom with a toilet and shower. In the attic, there are two separate rooms and a second bathroom with a bathtub.
