We present a two-room apartment with a separate kitchen, located in the quiet Ružinov district on Nezábudková street. This area of Bratislava is characterized by developed infrastructure, convenient access to the city center, and a peaceful atmosphere. The apartment is on the second floor out of nine in an insulated building with a new elevator. Thanks to its southwest orientation, the rooms are always filled with natural light. The total floor area of the apartment is 55.53 m², complemented by a balcony. The property underwent a comprehensive renovation in 2026. During the renovation, electrical wiring was replaced, the main circuit breaker was upgraded, and water and sewage systems were renewed. The interior was also completely updated: original oak floors in both rooms were restored, vinyl flooring was laid in the hallway and kitchen, and new interior doors and a security entrance door were installed. Ambient lighting was added in the rooms, along with LED fixtures throughout. The bathroom features a new bathtub, sink, and washing machine with space for a dryer. The toilet is equipped with a wall-hung WC. The kitchen includes new cabinetry and appliances. The apartment also comes with additional interior furniture. A brick cellar in the basement of the apartment building belongs to the apartment, easily accessible by elevator. Parking in the area is regulated by the PAAS system for residents, and there is also a larger parking lot for non-residents at the beginning of the zone. Directly in front of the apartment building, there is a large playground with sports areas and a park with tall trees providing ample shade. The Ružinov district, specifically the Trávniky part, is a residential area with a well-developed infrastructure, including schools, kindergartens, a hospital with a polyclinic, sports facilities, the small recreational lake Rohlík, and the multifunctional center RETRO. Transportation connectivity is provided by a four-lane radial road leading to the city center (Nivy) and a direct connection to the city bypass.
