We offer for sale a new development of eight 5-room family houses in MČ-Pereš, on Jasovská street in Košiciach. The usable area of houses 1-4 is 170 m2, and the usable area of houses 5-8 is 166 m2. The plots belonging to the family houses range in size from 398 m2 to 438 m2.

Electrical installation includes a 100-module main distribution board, spot lights in the ceiling, LEGRAND switches, sockets, and complete electrical material. Preparation for installing a hot tub or sauna is provided (CYKY 5X4 cable near the terrace). A three-phase Solax X3-EVC-11k (PXH) electric car charger with an output of 11kW, a 6m cable, 16 A, and Wi-Fi is already installed.

The JABLOTRON house security system with the possibility of connection to an intervention vehicle dispatch includes a touch keypad with an LCD graphic display, 6x PIR detectors (digital motion detection algorithm), 3x DAHUA IP cameras on the exterior facade (4 Mpx, Smart IP with a range of 30 m), 1x DAHUA IP Full-Color doorbell camera on the exterior facade (4 Mpx, Smart IR + white LED illumination 30m). The system also includes DVR recording, a network 4-channel IP video recorder, SATA DISK HDD4000 24/7, and a 25-port managed switch 10/100Mbps. Everything is terminated in a separate RECKU.

The heat source is an inverter Thermia heat pump IVAR.HP ITEC ECO T8 (air-water 1.7-8kW). The TOTAL+60 indoor unit additionally contains a 60l buffer tank and a 12l expansion tank. It provides a single solution for heating, cooling, and hot water preparation. The inverter allows the heat pump's output to be adapted to the current heat loss of the heated object. The cooling function is already included in the basic version. A 180 L stainless steel hot water storage tank with TWS technology ensures rapid hot water heating. The system operates under optimal conditions thanks to inverter technology, an electronic expansion valve, and a variable speed fan. The SMART GRID function for cooperation with photovoltaics is an optional accessory. PID control manages heat delivery. Minimum vibrations are ensured by a special lightweight compact design. Thermia's patented technology, underfloor heating (hot water) throughout the house. The heating system's thermal output is regulated by the MiPro Sense controller depending on the outside temperature.

Pre-preparation for connecting a 10kW solar power plant for the entire house. The house has a high-quality 5.3 kW 2-zone MIDEA air conditioning system installed, which can cool and heat individual floors independently.

Water and ventilation: water pressure regulation, shut-off lever valve for cold water, water filtration before entry. A cold water outlet for garden watering on the facade features a non-freezing Schell valve. Bathroom rooms are ventilated by direct ventilation, the kitchen by forced ventilation.

Exterior: live cut carpet lawn including automatic irrigation, drip irrigation in flower beds. You won't need to mow because an intelligent STIHL iMow 3 robotic lawnmower will take care of the lawn. Interlocking paving is laid in front of the house entrance along the entire family house. An integrated 5m3 rainwater collection tank is located on the plot behind the house, including a connected pump for lawn irrigation with automatic replenishment.
