The property is located in the cadastral area of Častá in the Pezinok district, approximately 35 km from the capital of the Slovak Republic, Bratislava. The family house is built on a flat terrain in a residential zone, on the dead-end street Na vŕšku, in a quiet environment near a forest.
The house was approved in 2013. It is a single-storey, un-basemented property, covered with a truss roof and medditerrén concrete tiles. The entrance to the house is from the front street side. The ground floor features an entrance hall, corridor, utility room, WC, living room, kitchen with dining area, bedroom with walk-in wardrobe, bathroom with WC, two additional rooms, another bathroom, separate WC, and a garage. The living room provides access to a terrace.
The house is connected to water, sewage, electricity, and gas. It is built on a foundation slab, with perimeter brick walls of 440 mm thickness without insulation, featuring a silicone plaster facade and a plinth with pebble cladding. The roof truss is wooden with a plasterboard ceiling and a lightning rod.

Windows and the entrance door are wooden, triple-glazed, installed with sealing tape. Interior doors are solid wood, either full or glazed. The main entrance door is wooden with glazing and a security lock. Electrical installations include lighting and power circuits. Sheet metal constructions are made of galvanized sheet.
Heating is provided by a gas boiler, with underfloor heating combined with radiators, hot water from a storage tank, and thermostats for each room. Cold and hot water distribution is plastic. Sewage is connected to the municipal system.
The kitchen is equipped with a natural wood kitchen unit, electric oven, ceramic hob, extractor hood, fridge with freezer, dishwasher, and a stone sink. Bathrooms feature a shower with ceramic tiles, an enamel bath, 4 sinks, and 3 WCs with built-in cisterns. The separate WC has a built-in cistern and a sink. The house is equipped with an electronic doorman, a fireplace with an insert, and preparation for air conditioning.
The fence has concrete foundations along its entire length, with steel posts and machine-woven mesh infill.
On the plot, there is a dug well (13 m deep) with a pump, used for irrigating the lawns. Drinking water is supplied from the public water main.
The village of Častá is located on the edge of the Malé Karpaty mountains, with Červený Kameň Castle nearby. The forests offer opportunities for hiking and cycling.
