This family house is situated as the first in a development of six houses, with direct access from the public road in the Nová Rosina project, whose construction began in 2025.
The architectural design of the house and the entire project is the result of collaboration with the renowned architectural studio Office 110. On the ground floor, we have created an extensive living – day zone, which is in direct connection with the garden, similar to a bungalow. The upper floor features another room and a study with a separate bathroom, forming the night part of the house.
The exterior, thanks to the staggered arrangement of the first floors of the family houses, offers an open and unobstructed view from the upper level, while also ensuring maximum sun exposure.
The house can be complemented with a covered carport, slightly recessed from the garden level. Full fencing from the access road side, together with the carport, forms an an entrance atrium, providing the necessary privacy in the garden. The carport space can also be used as a tool shed.
Your arrival home: you will park your car in the covered carport. You pass through the entrance atrium into the house. Through the vestibule, you enter a hallway that leads left to a bedroom with a view of the atrium greenery. To the right, you continue into the day zone – the living room combined with the kitchen, which is brightly lit by large windows. Immediately next to the kitchen, we have placed a small storage/pantry for practical storage. If you go through the middle of the living room, you reach another hallway. To the right is a technical room, and straight ahead is the second bedroom or children's room with a separate bathroom. Through the balcony doors of the bedroom, you can step onto the terrace, where you can sit for a while.
From the vestibule, stairs lead to the upper floor, where you will find a children's room with a wardrobe, or a study. The sanitary facilities are immediately next to the room. The upper floor offers an airy, unobstructed view and an optimal amount of light.
