With the owners' consent, we offer for sale a spacious brick new-build family house, part of a semi-detached pair in a terraced development, located in one of the most attractive areas in the immediate vicinity of the regional city of Nitra – Zobor (the beginning of the village Nitrianske Hrnčiarovce), accessible via the local public road, Ružová street. The family house is situated on a flat plot of 323 m2. The surrounding development consists of modern semi-detached houses or detached houses of standard to high-standard finish. This is a family house with two above-ground residential floors without a basement, with a usable area of 140 m2 and a living area of 117 m2.
Property Layout:
Ground Floor: The entrance is from the eastern side of the house, naturally divided into day and night zones. The day zone is located on the ground floor and consists of an entrance hall, from which a smaller bathroom (toilet, sink, shower), under-stair storage, a guest room (or study), and a spacious kitchen connected to the dining room and living room with access to the terrace or the rear part of the plot are accessible. Construction and Structural Solution of the Property:
The family house was approved for occupancy in 2019. The individual parts of the semi-detached house are dilatably separated from each other, which also applies to the foundations. The load-bearing structures are made of Porotherm ceramic blocks. The house is completely insulated. The roof covering is made of TPO-based foil. A plasterboard ceiling is installed on the 1st floor (ground floor). The staircase is designed as reinforced concrete, slab, clad with wood. Other floors are ceramic tiles. On the 2nd floor (first floor), the loggia walls are clad with steamed acacia wood paneling with thermal insulation. Metal constructions: external railing on the balcony and French windows made of transparent colored safety glass. The windows are plastic with insulating triple glazing – on the western side with external aluminum blinds with electric control, the entrance doors are plastic with external opaque glass, security-grade. Heating is underfloor hot water, heating source: a wall-mounted gas boiler with domestic hot water preparation located in the bathroom on the 2nd floor. On the ground floor, there is a spacious L-shaped kitchen unit with a central island, built-in appliances – ceramic hob, electric oven, dishwasher, refrigerator with freezer, granite sink, and designer extractor hood. All carpentry work was custom-made (offer for custom interior completion – carpentry and metalwork). The dominant feature of the house is a corner solid fuel fireplace with a fireplace insert installed in the living room. The terrace has a designer roof. In the yard behind the house, there is a garden house equipped with photovoltaic panels with a power of 4 kW.
Connection to Utilities:
The family house is connected to all public utilities – water, electricity, gas, including municipal sewage, with connections from public sources. Public sources are available from the adjacent municipal road.
General Situation of the Property:
The city center is reachable by car within 10 minutes, or by public transport within 30 minutes (the nearest bus stop Pod Sokolom is 350 m from the property – available MHD lines 27, or Rázcestie Moskovská – available MHD lines 10, 25, 26). Highway access is available within 5 minutes by car. Nevertheless, it is a quiet, sought-after location with excellent neighbors. Among the natural areas, in the immediate vicinity of the appraised property, there is the protected landscape area Zoborská lesostep, which creates a pleasant atmosphere.
