In Slovakia, the vast majority - more than 93% - own their homes. This figure significantly exceeds the level in many European countries. The tradition of buying property rather than renting is firmly established, creating steady demand for houses and apartments. Homeownership is seen as an essential part of cultural values, which ensures market stability and makes it particularly attractive to new buyers.

How is Ownership Registered?

Ownership of housing and land is recorded in the Real Estate Cadastre, a public register that contains information on all properties and related rights (e.g., ownership, mortgages, easements). Its operation is regulated by Act No. 162/1995 Coll.

Any real estate transaction becomes valid only after it has been entered in the Cadastre and confirmed by the registration authority. In other words, the transfer of ownership or the creation of encumbrances takes effect only upon registration. However, there are some rights that arise automatically by law or by the authorities' decision and don’t require entry in the register, such as leases or easements. This registration system makes the Slovakia real estate market transparent and secure for participants. 

Favorable Mortgage Rates for Property Acquisition

Foreigners can take out a mortgage, as local banks provide loans even to non-residents. Purchasing real estate Slovakia opens up the possibility of obtaining a multiple-entry Schengen visa. 

For young families, there is a special program called “Young Family” that facilitates housing purchases and offers favorable terms. The main advantages for buyers of Slovakia property are:

  • preferential programs for families with children;
  • low interest rates (3.99% in September 2024);
  • government subsidies and grants;
  • support for energy-efficient projects and home renovations. 

Thanks to these measures, the real estate market remains affordable and attractive, and the financial burden on owners is significantly reduced.
