We are launching the sale of homes in the second phase in the newly built district – Nový Cabaj, which is located in close proximity to Nitra (2 minutes by car) and has direct access to the highway. With the development of the new district of family houses and apartments, the infrastructure will be gradually completed. Currently, the houses and apartments of the first phase, roads with public lighting, and utilities: electricity, water, sewage, optical internet, a kindergarten, a relaxation center with a cafe, are fully built. Shops, a playground, and other services, as well as a suburban transport stop, are planned. Excavation work is currently beginning, with the expected completion of the houses in autumn 2026. There will be a choice of 3 types of detached family houses, one of which includes a garage, one type of semi-detached house, and apartments in a four-unit building. The specified houses will be situated on plots of 5-8 ares. All homes will be delivered to a standard finish, meaning the price includes laminate flooring throughout the house (or vinyl) according to the buyer's choice, plaster renders with white paint, interior doors, tiles in the bathroom, WC, and on the terrace according to the buyer's choice, complete sanitary ware in the bathroom and WC (sinks, shower cubicle, bathtub, built-in WC, faucets) according to the buyer's choice, pre-installations for an alarm, camera system, electric blinds, and air conditioning (can be supplied if interested), landscaped exterior around the house – interlocking paving, parking spaces, plot fencing, gate, sidewalks.
Photos show a project of a family house with a covered terrace, a parking space for 3 cars, and modern decor with rustic face brick. The built-up area of the house is 152 m2, usable area with terrace – 127 m2, usable area without terrace – 109 m2. The house is built from Porotherm bricks – perimeter walls 250, partition walls 115, polystyrene insulation 20cm, roof with Mediteran roofing, insulated with blown cellulose insulation, the attic can be made walkable for storage space by agreement with the owner. The entire house will have laminate floors; the bathroom, utility room, and WC have ceramic tiles, and the terrace has frost-resistant ceramic tiles. Plastic windows are 6-chamber, with insulating triple glazing and pre-installation for external electric blinds. The entire interior has plaster renders with white paint, ceilings are made of plasterboard. The house has pre-installation for an alarm, air conditioning, and a camera system. Heating is underfloor, hot water with a heat pump, which ensures low monthly costs, approximately 100 euros. Utilities: sewerage, water, electricity, optical internet connections, chimney – preparation for a fireplace/stove. The exterior around the house will be landscaped and will consist of interlocking paving, a sidewalk, an external gate, and fencing.
