Checks Before Closing a Deal?
If you're interested in real estate in Slovakia, don't focus solely on the monthly payment. You should clarify in advance whether the rent includes utilities, building maintenance, heating, and other fees. It’s also worth clarifying the amount of the security deposit, the lease term, the conditions for terminating the lease, and the procedure for getting the deposit back.
The lease agreement must include a description of the property and its condition, the amount of rent and related housing charges, the rights and obligations of the parties, the terms for terminating the lease, and the notice period. Before moving in, the condition of the apartment and the furniture is documented with photos, the meter readings are checked, and it is verified that the document has been signed by the owner or an authorized representative.
Legal Review
Verifying the information in the real estate registry is a mandatory step in the transaction. Before signing the contract, the owner’s identity and the existence of any encumbrances or third-party rights are confirmed. After the contract is signed, it is registered with the registry, and only then does the buyer become the owner. The purchase and sale agreement should be reviewed carefully, and legal counsel should be consulted if necessary, especially when dealing directly with the owner.
