We offer for sale a completely renovated and furnished 4-room house in the village of Nitrianska Blatnica, 20 minutes from Topoľčian. The built-up area of the house is 119 m2, and it comes with a plot of land measuring 531 m2, with the option to purchase an adjacent plot (or part of it) which features many fruit-bearing trees and small fruits.

Renovation: This house, built of fired brick in the 1960s, underwent extensive and complete renovation in 2019 and 2020. All water and electrical installations were replaced, and new insulating 7-chamber plastic windows with triple glazing (Salamander) and a new entrance door were installed. New fine gypsum plasters were applied throughout the house, and plasterboard ceilings were lowered. All interior doors and frames were replaced, custom-made by a joiner. The house was underpinned, and new concrete floors were poured in all rooms, along with waterproofing and 20 cm Neofloor 200 floor insulation. The roof truss is insulated with a 20 cm layer of blown cellulose, and the external walls of the house were insulated with 20 cm thick NOBASIL mineral wool, making the house fully insulated and essentially low-energy with low operating costs. Heating throughout the house is provided by Heatflow electric heating foils embedded in anhydrite screed, topped with threshold-free ceramic tiles across the entire area. Each room has local Vaillant recuperation and a thermostat for heating control. The roof features new fired tiles, lightning rods, and installed solar panels. The facade is prepared for the installation of a "wallbox" for convenient electric car charging. Wastewater is directed to a certified and approved domestic wastewater treatment plant, with preparation for connection to the municipal sewage system, which is in the project phase.
